BCREA's REP Accredited Course Descriptions

These courses have been accredited for the Real Estate Council of British Columbia’s Relicensing Education Program (REP). They have been developed by BCREA and are offered by the Association's 11 BC real estate boards. Please consult the REP course schedule to determine when the courses will be offered.

BCREA's REP accredited courses include the following themes:


Commercial

Real Estate E&O Insurance Commercial Legal Update 2015

Attend the 2015 Real Estate E&O Insurance Commercial Legal Update course to stay current with legal issues faced by commercial licensees including:

  • focus on the different enforcement sanctions by becoming familiar with the process of litigation and with Council's consent orders and discipline hearings.
  • expand on the importance of due diligence during the purchase and sale of property, when recognizing easements and when property boundaries are potentially at issue.
  • expand on issues of honouring lease agreements for the purpose of developing commercial property on First Nations' Land.
  • learn how the Expropriation Act can render a great impact on commercial businesses and tenants.
  • focus on the importance of understanding a strata corporation's bylaws as they apply to commercial tenants in a mixed-use building, and as they apply to easements in a commercial strata building.
  • focus on general and fiduciary obligations by noting the most recent changes to the three types of agency, and explaining the risks that acting as a limited dual agent present.
  • expand the written agreement by understanding the importance of conditions precedents, representations and warranties and their impacts on the Contract of Purchase and Sale, with emphasis on "time of the essence clauses; and payment of deposit clauses," as well as the importance of tendering the completion of the contract.
  • learn how land leases are the subject of future developments.

The central theme throughout this course will be to provide commercial licensees with important legal and regulatory updates and best practices reminders.

Real Estate E&O Insurance Legal Update 2015

How can you be a competent licensee if you don’t stay up-to-date with legal and regulatory updates and best practices reminders? Legal Update is an easy way to stay current by emphasizing developments important to licensees in trading services. You will:

  • focus on the different enforcement sanctions by becoming familiar with the process of litigation and with Council's consent orders and discipline hearings.
  • expand on issues of the new home by identifying key pieces of legislation that apply to a new home and how to effectively convey these rights and obligations.
  • expand on issues of heritage properties and older homes by identifying the key pieces of legislation governing heritage conservation and some of the more common risks associated with heritage properties and older homes.
  • acknowledge the importance of obtaining and verifying permits when any renovations have been made and ensure that listing advertisements accurately represent the property.
  • expand on issues of measuring the property by determining the standard of care with respect to measuring a property.
  • focus on general and fiduciary obligations by noting the most recent changes to the three types of agency and explaining the risks that acting as a limited dual agent present.
  • sourcing and sharing information on disclosure by verifying the accuracy of information provided by a seller, and recognizing that the duty to investigate is not burdensome.
  • expand the written agreement by understanding the basic purpose and effect of an "entire agreement clause" and the importance of a property inspection.
