Conditional Listing Practices & Taking Offers
This course addresses the growing number of Professional Conduct cases related to conditional listings, also known as contingent listings. It aims to provide clarity and guidance on handling these listings properly.
Throughout the course, you’ll learn about various contingencies that can be included in a listing, such as:
- Restricted showing times
- Who may attend the offer presentation
- When offers will be presented
- Circumstances where a party may receive a reduced commission for the sale of the property
Course objectives:
- Explain what a conditional/contingent listing is to a client, the risks and benefits of a conditional/contingent listing and how to obtain the client’s informed consent
- Identify the process for a conditional/contingent listing and required documentation
- Understand the Direction Regarding Presentation of Offers (DRPO) form
- Explain the Home Buyer Rescission Period (HBRP) to your client, its impact, and key elements in the listing contract and CPS
- Describe the risks to your client when holding off on offers
- Successfully manage various types of conditional/contingent listings
- Identify how the MLS® Rules of Cooperation, REALTOR® Code and BC Financial Services Authority (BCFSA) Rules apply to conditional/contingent listings
- Who should take this course: Members working within the GVR, FVREB, Chilliwack, and BC Northern areas, as these boards share the same Rules of Cooperation.
