Do I Have to Disclose That? Commission Splits, Section 56(3), and the Materiality Question #600

Avoiding Complaints: Understanding the Rules of Cooperation

REALTORS® work for themselves but they do not work by themselves. Sellers’ Realtors need Buyers’ Realtors to show and sell their listings. Buyers’ REALTORS® need an inventory of listings to sell. Both need accurate information to properly advise their clients and the public they serve. So, even though Realtors compete for business, they must cooperate with each other to do business.

The Rules of Cooperation, are a common set of standards and rules governing members’ interactions with each other as they work to bring buyers and sellers together.

While the REALTOR® Code of Ethics generally deals with how Realtors should treat their clients and the public, the Rules of Cooperation deal with how Realtors are expected to deal with each other; the standards associated with listings and sales posted to the Multiple Listing Service®, advertising standards, rules regarding commissions, key boxes, access cards and the use of MLS® Data.

This full day course ensures you'll better understand your obligations with respect to the Rules of Cooperation.

Learning objectives:

  • Describe what the MLS® Service is;
  • Distinguish between the REALTOR® Code of Ethics and the Rules of Cooperation;
  • Explain the steps in the complaint process;
  • Using case studies, identify critical issues to avoid that contravene the Rules and could result in a complaint.

Who should take this course: Members working within the GVR, FVREB, Chilliwack, and BC Northern areas, as these boards share the same Rules of Cooperation.
