Decisions that Matter: When Things Go Wrong and What We Learn (Half Day)
REALTORS® face complex decisions every day, and when things go wrong, the consequences can be significant. Through a series of real court decisions and BCFSA (or Council) disciplinary cases, this course examines errors in judgement and the lessons they offer for today's practice.
Some of the topics covered include:
- agency relationships and fiduciary duties,
- material latent defects and disclosure obligations,
- strata properties and material facts,
- conflicts of interest and client confidentiality,
- identity verification and real estate fraud, and
- tax considerations and legal advice.
Through case summaries and discussion questions, learners will examine the facts for each case, identify where errors occurred, and consider which standards and due diligence processes were ignored. Learners will also reflect on some of the regulatory, professional, and board rules that exist to prevent such errors.
This course encourages critical thinking and reinforces the knowledge, judgment, and professionalism needed to successfully facilitate real estate transactions.
