What to Expect for the BC Real Estate Sector in 2026

What’s on tap for BC real estate in 2026? In this video, BCREA CEO Trevor Koot discusses three key things to watch, including the Cowichan Tribes v. Canada decision, the regulatory environment, and a potential housing market rebound.

It was another eventful year for the real estate sector in BC. With unpredictable US trade policy pushing many Canadians and developers to the sidelines, words like “uncertainty” dominated the housing-related headlines.

So, what now? With 2025 in the rearview, what’s next for BC real estate?

Here’s a small sampling of what we see coming for the sector in 2026:

Number one: Market Rebound

Stop me if you’ve heard this one before…. In the lead-up to 2025, many in organized real estate predicted a year of increased sales numbers. Of course, that didn’t come to pass. Sales dropped even further from a quiet 2024.

Now, though, with tariff fears easing and interest rates falling, BCREA Economists are forecasting a bounceback. Sales are expected to jump 12.8 per cent to 81,700 units as homebuyers re-engage with the market.

Number two: The Cowichan Tribes v. Canada Decision

In August, the Cowichan Tribes v. Canada decision confirmed that Aboriginal title may be declared over lands that include existing fee-simple parcels, marking a new chapter in a long and complex history of land ownership and reconciliation in this country. But the story is far from complete.

With multiple appeals headed before the courts, it will likely be some time before a clear outcome is reached.

In 2026, expect to see additional reports and updates related to the decision, and BCREA contributing with further research and information wherever possible.

Number three: Regulatory Landscape

Recently, the BC Financial Services Authority published a discussion paper titled “Strengthening Confidence in Real Estate Services,” which explores potential changes to the Real Estate Services Act Rules to enhance transparency, fairness, and professionalism in BC real estate.

While this didn’t make the top of most news shows, the discussion paper is a major development with far-reaching implications for the sector.

To be clear: We don’t expect the regulatory environment around real estate to change radically next year. But this discussion could still shift the framework for years to come.

In other words, 2026 could be pivotal, not just for BC REALTORS® and managing brokers, but for anyone who buys or sells real estate in the province.

As we head into 2026, we see some major developments on the horizon for BC real estate, and BCREA looks forward to working alongside REALTORS®, managing brokers, and other stakeholders no matter what the year brings.
